What am I buying?

You are buying a Fee Simple Townhouse, which includes one allocated off-street car park attached to your title.  There are common areas (eg. internal driveway, pathways, landscaped areas) that are owned in common, secured by a 1/16th common share on your title. 

Is there a Body Corporate?

No. Because the Townhouse has a Fee Simple title, there is no Body Corporate. 

A Residents Committee will be established when the development is complete, enabling each owner in Huia a say in the management of the development and the common areas

What is the Sales Process?

Once you’ve selected your townhouse, a Sale and Purchase Agreement needs to be signed. If the Agreement is signed by the Vendor, your solicitor will then have 5 working days to review the terms of the contract. 

Once your Solicitor declares the purchaser conditions satisfied, a deposit is payable, equivalent to 10% of the Purchase Price.  You will also need to confirm any purchaser selections (eg. interior fit out colour palette, appliances). What are the timeframes?

Resource consent is issued.  Construction commences in Q4 2021 and is expected to complete in about 12 months if no delays.  

Allowing time for Council completion certification and LINZ certification, settlement is expected in
March 2023. 

Is my Deposit Safe?

Yes. Your Deposit is held securely and independently in the Trust Account of the Vendor’s solicitor. The deposit cannot be passed to the Vendor until Settlement occurs.  

Is there a Builders Warranty?

Each Townhouse comes with a 10-year warranty for structural integrity and weather tightness. Materials such as cladding, roofing, windows and doors are covered by industry standard warranties. Appliances are covered by a supplier warranty from their time of delivery. 

Warranties are assigned from the Vendor to the Purchaser on Settlement.

What if there are any defects with my Townhouse?

The Vendor warrants to fix any defects that may arise within the first 60 days after Settlement.
